Here youāll be able to find out about the plans for the Little Barford development and how it will sustainably deliver the homes, jobs and infrastructure the area needs for generations to come.
We are Lands Improvement, the master developer behind the new vibrant community of Linmere in Central Bedfordshire, and we are supporting Bedford Borough Councilās plan to deliver a new community of around 4,000 homes, as well as new jobs, and supporting social infrastructure as part of its emerging Local Plan.
It will be a thriving community, with people at its heart. It will be a true place, with a wide range of amenities provided alongside homes targeted for all ages and tenure.
We will provide schools, shops and health facilities and a real variety of public spaces, including parks, allotments, woodland, and play and leisure areas.
WHERE IS LITTLE BARFORD?
Little Barford is to the north east of Bedford, close to the neighbouring town of St Neots. The East Coast Main Line railway line runs north to south through the site and the proposed A428 Black Cat to Caxton Gibbet relief road runs through the eastern edge. The final section of the East West Rail (EWR) will include a new train station one mile to the south of the site at Tempsford.

Thank you to everyone who joined us for the Community Design Workshop on Saturday 15 March 2025. We were delighted to welcome so many of you and truly appreciated your time, energy and ideas.
The workshop was an important step in shaping the future of the Little Barford development. Your input is helping us understand how we can best deliver the homes, jobs, infrastructure and community spaces that will make Little Barford a thriving and sustainable place to live and work.
We were also pleased to share more about our partnership with Plunkett UK and begin conversations around the stewardship and community ownership of green spaces and facilities. Your feedback on how these can be managed in a way that benefits both existing and future communities will play a vital role in informing our approach.
